Condo vs. House in Davis: Which Option Fits You?

Condo or House in Davis, CA? Let's Talk About What Makes Sense

Davis, California, isn't your typical small town. Home to UC Davis, it's a lively university community where bicycles sometimes seem to outnumber cars, the farmers market is practically a social event, and housing is always a hot topic!

Whether you're a first-time buyer, a UC Davis professor or employee, a parent purchasing a home for a college student, or simply someone who loves the Davis lifestyle, one of the first questions is often: Should I buy a condo, townhome, or single-family house?

The answer depends on more than your budget. Let's talk about the differences.

The Price of Living in a University Town

Davis has a unique housing market. UC Davis brings a steady flow of students, faculty, researchers, and university employees, all contributing to housing demand in a community with limited room to grow.

And let's face it, Davis real estate isn't exactly bargain shopping!

From March 2024 through March 2025, the median sale price for condos and townhomes in Davis was approximately $503,000, compared with $875,000 for single-family homes.

That's a pretty significant difference, making condos and townhomes worth considering for buyers who want to enjoy Davis without the larger price tag of a detached home.

Condos and Townhomes: Less Maintenance, More Freedom?

One of the biggest advantages of condo living is convenience. Many communities handle exterior maintenance, landscaping, and shared amenities through a homeowners association (HOA).

That could mean fewer weekends cleaning gutters and pulling weeds. Not a bad trade!

Condos and townhomes can be particularly appealing to UC Davis employees, first-time buyers, and anyone looking for a smaller home with less upkeep.

But here's the catch: HOA dues matter. Some associations have substantial monthly fees, and not all cover the same expenses. Before buying, it's important to understand what those fees include, the association's financial health, and whether special assessments could be on the horizon.

And one little detail worth knowing: A townhome describes a style of home, while a condominium describes a form of ownership. They aren't necessarily the same thing.

Single-Family Homes: A Little More Elbow Room

If having your own backyard, more privacy, and greater flexibility sounds appealing, a detached home might be the better choice.

Davis offers everything from established neighborhoods with mature trees to newer developments with modern floor plans. And in a university town, location can make a real difference, particularly if you're hoping to bike to campus, downtown Davis, or the Amtrak station.

Of course, owning a detached home usually means you're responsible for the roof, landscaping, exterior maintenance, and everything else that decides to break on a holiday weekend!

You'll also want to check for HOA fees and Mello-Roos taxes. Yes, even some detached homes have them.

What About Buying a Condo for Your UC Davis Student?

This is a question worth exploring, particularly for families whose students expect to spend several years in Davis.

Instead of paying rent, some parents consider purchasing a condo or townhome for their student to occupy, possibly with roommates helping offset ownership costs.

It can be an interesting option, but the numbers need to make sense. HOA rental restrictions, financing, property taxes, insurance, maintenance, and the cost of selling when your student graduates all deserve careful consideration.

And remember, not every student finishes in four years. Sometimes that diploma takes the scenic route!

Think Beyond the Purchase Price

Whether you're buying a $500,000 condo or a $900,000 house, the real question is what ownership will cost you each month.

Look at the complete picture: mortgage, property taxes, HOA dues, Mello-Roos assessments, insurance, and maintenance.

A lower-priced condo with substantial HOA fees might not save as much each month as you expect. On the other hand, a well-managed association that handles major exterior expenses can offer real value.

So, Which Is Better in Davis?

There isn't one right answer.

Location matters a lot.   Are you planning on bikiing to school or work?  How important is walkability to you?

My advice? Buy the home that fits your life, not just your loan approval.

After more than 20 years as a full-time real estate broker serving Davis, Woodland, and Yolo County, I've learned that the best purchase isn't necessarily the biggest or most expensive home. It's the one that makes sense for you, both financially and personally.

If you're considering buying a condo, townhome, or house in Davis, I'd be happy to help you compare your options, understand the real costs, and find a home that feels right.
